FCM Consulting Group was engaged by Medford Leas, a not–for–profit continuing care retirement community located in Medford New Jersey, to perform a Capital Needs Assessment of their entire campus.
Opened in 1972, the facility sits on a 168 acre site that includes a designated arboretum and nature preserve. The facility consists of 49 residential buildings with a total of 306 dwelling units, plus the Guest Cottage and Woods Cottage. The complex also contains a Community Building, a 58 unit Assisted Living wing, 67 bed Health Care Center, and a medical clinic. Located five miles from the main campus, there is also an 88 acre campus which is an extension of the Lewis W. Barton Arboretum and nature preserve. This Lumberton campus consists of 110 clustered homes consisting of one, two and three bedroom designs. There is a community center, outdoor swimming pool and tennis courts also located on this site.
Extensive site visits to observe existing conditions, operating characteristics and on-going maintenance programs were conducted. Specific data was collected for later analysis and recommendations. Administrative staff provided required information regarding current policy and operations, current and previous problems, and work performed to date. Documentation including repair/replacement logs; floor and site plans; and mechanical, plumbing and electrical drawings were also utilized.
FCM Consulting Group then developed a capital replacement program for Medford Leas to identify all components that will exceed their useful life in the next thirty years. When components were expected to fail, the cost of the replacement was calculated to determine capital replacement needs. In some cases, the installation of an entirely new system where none existed previously will be recommended. This program included a detailed schedule of annual estimated repair and replacement costs for each system in the building for the upcoming thirty years. An accompanying narrative explained the inspection team’s findings and recommendations for the repair and upgrade of the property.
